Our Bed & Breakfast’s policies are for our guests, individually and groups.

Arrival & Departure

Call or email us with an estimated time of arrival.  Check-in is from 3:00pm to 6:00pm, but can be adjusted with advance notice.  If you need to pick up keys and drop off luggage earlier than the 3:00 check-in, please give us a call (859) 582-2440 and we will do our very best to accommodate.

Reservations & Deposit

If booking for one night, we required a deposit equal to the amount of the first night’s stay plus tax, which is due at the time of the booking.  If booking for multiple nights, 50% of the stay is due at the time of booking either by phone or on line. Payment in full due upon check-in. If you are using a gift certificate, please notify us at the time of booking.

We Accept: Visa, MasterCard, Discover, American Express and Cash.  When paying with a Gift Certificate, B&B Voucher or are requesting an active duty military or senior discounts, please let us know at time of booking. Only one type of discount can be used per reservation.

We will send you a confirmation email after the booking, so please let us know if you don’t receive it.  Payment for retail items and gift certificates is collected at the time of purchase.

Non-Smoking B&B

The Bennett House is a non-smoking establishment. No smoking is ever permitted indoors for any reason. Smoking is permitted on the grounds away from any entry point of the inn or guesthouse.  This is non- negotiable. For anyone smoking inside the inn or the guesthouse, you will be charged a cleaning charge of $300, and be asked to vacate immediately.

Children are Welcome

If you are traveling with young children under the age of 10, please call ahead to see if the available guesthouse or connecting rooms accommodations will work for the date desired.


Rates are subject to change without prior notice. Rates listed are for occupancy of 1 or 2, so please let us know if there are more in your party when booking,  there is a $60 extra person charge to help cover the costs of breakfast and housekeeping.  We try our best to keep any listing of rates current, but we cannot be responsible for outdated rates from other websites or older published brochures or literature.


A 10% or more Gratuity for our housekeeping and kitchen staff is very much appreciated. Thank you for the consideration.

Breakfast Times

Our breakfasts are multi-course freshly prepared meals. We do not serve buffet style because we want your breakfasts to be as fresh and delicious as possible.
Breakfast is served from 8:00am to 10:00am. At check-in, please let us know of any allergies or special requests so we have your food prepared and ready according to your preferences.   If you need to eat earlier than 8:00 due to business, appointments or travel plans, and would like an earlier continental breakfast, please let us know.


We offer special discounts to active duty military and seniors. Any discounts need to be issued at the time of booking, and not after or during your stay.  Blackout dates are April, October and Kentucky Derby weekend. Discounts do not apply for whole house rentals. Only one discount permitted per reservation.  Thank you for understanding.

Cancellation Policy

For cancellations made within 15 days of arrival, deposits are non-refundable. There is a $35 processing fee charged in all cases for cancellations. Exceptions: The exceptions are April and October dates during the Keeneland meet and The Kentucky Derby, when deposits are not refundable for cancellations made within 30 days. At the discretion of the Inn, refunds may be made in cases when other guests book cancelled suites or the Guesthouse, less the processing fee.

WHOLE HOUSE BOOKING: Whole house bookings are handled differently. We need a 60-day notice for canceling a whole house booking for events such as the Kentucky Derby or for the Keeneland Meet.

Pet Policy

Pets are only allowed in The Garden House and incurs a $50 fee per day.

Property Damage

If you spill food or drink on bedding, upholstery or carpet, please let our staff know immediately so we can prevent permanent damage. No charge will be incurred in this instance.  If our staff is not notified, a damage fee of $300 will be incurred.  Due to Fire Codes, no candles are allowed to be burned anywhere in the house or rooms. Information Collection

Our main purpose in collecting your personal information is to provide you with a streamlined experience in making reservations at The Bennett House Bed & Breakfast. We only collect information about you that we consider necessary for achieving this. Personally identifiable information is only obtained when making a reservation. All identifiable information provided will not be disclosed to anyone unless we are specifically requested to do so. The Bennett House Bed & Breakfast does not give or sell to anyone any information we collect on our site.

We sometimes use data collection devices such as “cookies” on certain pages of the Site to measure effectiveness and safety. A “cookie” is a small file that gets placed on your harddrive that helps us provide our services. You are free to decline cookies if you choose too.


At The Bennett House Bed & Breakfast, we take security seriously. When users make a reservation we use every precaution to safe guard it online and offline.

Your payment and personal information is always safe. Our Secure Sockets Layer (SSL) software is the industry standard and encrypts all of your personal information, including credit card number, name, and address, so that it cannot be read over the internet.

The Bennett House Bed & Breakfast may amend this Privacy Statement from time to time in order to meet changes in the regulatory environment, business needs, or to satisfy the needs of our guests, properties, strategic marketing partners, and service providers.
